RM2.95 Billion Eco Business Park VII Launched in Negeri Sembilan Under MVV 2.0

A tripartite agreement has been signed to develop the much-anticipated Eco Business Park VII (EBP VII) — a new integrated industrial park located in Bukit Pelandok, Negeri Sembilan. With a gross development value (GDV) of RM2.95 billion, the project falls under the ambitious Malaysia Vision Valley 2.0 (MVV 2.0) initiative, a key economic growth corridor west of Peninsular Malaysia.

The joint development brings together:

  • Eco World Development Group Bhd (EcoWorld)

  • SD Guthrie Bhd (formerly Sime Darby Plantation)

  • Negeri Sembilan Corporation (NS Corp)

Through a special purpose vehicle, Eco Business Park 7 Sdn Bhd (EBP 7), these three entities aim to unlock the potential of 1,195 acres of strategically located land to attract local and foreign investments across high-value industrial sectors.

Strategic Partnership Structure

  • EcoWorld holds 55% of EBP 7

  • SD Guthrie Land Ventures Sdn Bhd (a wholly owned unit of SD Guthrie) holds 30%

  • NS Corp, the state’s development arm, holds the remaining 15%

This balanced structure combines development expertise, land resources, and state-level coordination, aligning the project with both MVV 2.0 objectives and national economic blueprints such as:

  • New Industrial Master Plan (NIMP) 2030

  • National Energy Transition Roadmap (NETR)

Project Highlights: Eco Business Park VII MVV 2.0

EBP VII will be developed in phases over nine years, featuring:

  • Industrial lots for built-to-suit and light manufacturing

  • Ready-built factories

  • Commercial properties to support business activities

  • Targeted sectors: aerospace, E&E, logistics, and biotech

The site will benefit from proximity to the proposed Nilai Labu Expressway, ensuring connectivity to:

Kuala Lumpur International Airport (KLIA)
Port Klang
PLUS Highway and Nilai logistics cluster
Greater Kuala Lumpur economic zone

“The park will be a catalyst for infrastructure, jobs, and sustainable development,” said Datuk Seri Aminuddin Harun, Menteri Besar of Negeri Sembilan and chairman of NS Corp.

Unlocking the Value of Underutilised Land

SD Guthrie, a top Malaysian landholder, has historically focused on plantation operations. The firm is now actively repurposing strategic land assets into new verticals, including:

  • Industrial development

  • Renewable energy generation

  • Sustainable infrastructure

“This collaboration allows us to unlock the long-term value of our landbank through experienced partnerships,” said Datuk Helmy Othman Basha, Group Managing Director of SD Guthrie.

In Negeri Sembilan alone, SD Guthrie owns:

  • 16 plantation estates

  • 3 palm oil mills

  • 2 biogas plants

This makes Bukit Pelandok an ideal testbed for green, future-ready industrial ecosystems.

EcoWorld’s Industrial Growth Strategy

EcoWorld brings with it a proven track record in developing successful industrial parks, having:

  • Developed 2,415 acres dedicated to industrial uses

  • Built Eco Business Parks in Iskandar Malaysia and Klang Valley

  • Managed a total GDV of over RM90 billion across Malaysia

“Meaningful collaboration is key to unlocking national economic impact,” said Datuk Chang Khim Wah, President & CEO of EcoWorld.

He noted that EcoWorld’s blend of master planning, market insights, and end-to-end delivery will ensure EBP VII becomes a benchmark for industrial excellence in Malaysia.

About MVV 2.0: A Visionary Growth Corridor

Malaysia Vision Valley 2.0, launched in 2018, covers six development parcels (A–F) spanning 380,000 acres across Seremban and Port Dickson. Parcel C, where EBP VII is located, is specifically targeted for:

Advanced manufacturing
Supply chain optimisation
Logistics infrastructure development

It is also aligned with national strategies to decentralize growth from Klang Valley, while offering connectivity and policy incentives.

Final Thoughts: Eco Business Park VII to Transform Negeri Sembilan’s Industrial Landscape

The launch of Eco Business Park VII MVV 2.0 represents more than a commercial project — it is a bold blueprint for industrial transformation, job creation, and cross-sector innovation in Negeri Sembilan.

For investors, this is a strategic opportunity to be part of a well-planned, government-supported, and developer-led industrial corridor — just an hour from Kuala Lumpur, but poised to be Malaysia’s next industrial engine.
