Additional Compensation Issued for Kampung Sungai Baru Land Acquisition
The federal government has disbursed RM200,000 in additional compensation payments to 11 flat unit owners in Kampung Sungai Baru, Kampung Bharu, following an out-of-court settlement. This is part of the ongoing land acquisition process managed by the Kuala Lumpur Federal Territory Department of Lands and Mines (JKPTG WPKL) under the Land Acquisition Act 1960.
Additional Payments for Fairer Compensation
Minister in the Prime Minister’s Department (Federal Territories) Dr. Zaliha Mustafa announced that these payments, ranging from RM18,000 to RM24,000 per unit, were awarded to applicants who filed objections under Section 38 of the Land Acquisition Act 1960.
“This additional payment represents approximately a 10% increase over the property valuation made by the Valuation and Property Services Department (JPPH),” she explained.
Land Acquisition Finalised
The land acquisition process for 110 units in Kampung Sungai Baru, including 37 terrace lots, 72 flat units, and a TNB substation lot, was completed in August 2023. Compensation for flat unit owners initially ranged from RM244,000 to RM356,000.
Out of 75 applicants filing objections, the court has thus far processed:
- 11 flat owners who have received additional compensation.
- 62 terrace lot owners, where 61 cases are pending review by the Attorney-General’s Chambers, and one owner received an additional RM69,000 as compensation in May 2024.
Transparent Joint Venture Offers
Dr. Zaliha emphasized the fairness and transparency of the joint venture offer between the landowners and the developer. The offer included:
- Replacement units.
- Relocation costs.
- Joint venture agreement incentives.
- Ex-gratia payments for home renovations.
- Interim rental payments.
“Owners who agree to the joint venture offer will benefit from the future value of the development,” she added.
Respecting Market Value and Legal Framework
The compensation determinations were made based on current market values as assessed by JPPH, adhering to the provisions of the Land Acquisition Act 1960. Dr. Zaliha urged all parties to respect the legal processes involved and decisions made under existing regulations.
