Setia Awan Group Launches Astrum Shah Alam TOD with 80% Take-Up Rate

Setia Awan Group has officially launched its second Transit-Oriented Development (TOD), Astrum Shah Alam, in Shah Alam on Sunday, September 29, with an 80% take-up rate for two out of its three residential towers, according to a press statement on Tuesday.

The development is strategically located just 20 meters away from the under-construction Dato Menteri LRT station, part of the LRT 3 project, making it an attractive option for commuters and urban dwellers.

Key Features of Astrum Shah Alam

Spread across a 3.47-acre tract, Astrum Shah Alam boasts a Gross Development Value (GDV) of RM550 million and comprises three 32-storey towers:

  3. Apex (394 units)

These homes feature built-ups ranging from 570 to 1,065 sq ft, with selling prices starting from RM270,000 to RM802,000, catering to a diverse range of homebuyers.

High Take-Up Rate and Upcoming Apex Tower

Commenting on the success of the development, Setia Awan Group’s Chief Operating Officer James Andrew Bruyns said, “We are thrilled to announce that our first two towers, Horizon and Metro, have already achieved an impressive 80% take-up rate. In response to this overwhelming demand, we are excited to open registrations for Apex, which will add even more value to this exceptional community.”

Retail Component and Halal Eatery Boulevard

Apart from residential units, Astrum Shah Alam will include a retail component featuring 24 two- and three-storey retail lots, with built-up sizes ranging from 3,358 to 6,996 sq ft. The selling prices for these retail spaces range from RM3.618 million to RM8.039 million.

Notably, seven out of the 24 retail lots will be retained by the developer to be managed as a halal eatery boulevard, enhancing the development’s appeal to the local community. The entire project is expected to be completed by the third quarter of 2028.
