CHGP Previews Ophira Resort Residences
Chin Hin Group Property Bhd has previewed Ophira Resort Residences, a new serviced apartment development along Jalan Segambut, Kuala Lumpur, with an estimated gross development value of RM814 million.
The group opened the project’s sales gallery at The MET Corporate Towers in Dutamas on Oct 10.
Ophira is being developed across 4.74 acres of freehold land and will comprise two residential blocks.
Units range from 525 to 1,020 sq ft, with layouts from one-plus-one bedrooms to four bedrooms.
Prices start from RM438,000, while construction is targeted for completion in the fourth quarter of 2031.
Freehold Site Near Dutamas And Mont Kiara
Location is one of Ophira’s main selling points.
The project sits along Jalan Segambut, close to Dutamas and within reach of established areas including Mont Kiara and Sri Hartamas.
Nearby destinations include MITEC, MATRADE and Publika Shopping Gallery.
Road connectivity comes through Jalan Kuching as well as major highways including DUKE, SPRINT and NKVE.
This gives Ophira access to several mature residential, commercial and employment catchments.
For buyers, however, the practical test will be actual travel time during peak periods, particularly around Segambut and Jalan Kuching.
Unit Sizes Target A Broad Buyer Base
Ophira’s 525 to 1,020 sq ft range gives CHGP flexibility to target different buyer groups.
Smaller one-plus-one-bedroom units are likely to appeal to singles, couples or investors.
Larger units can serve small families or buyers looking for more flexible living arrangements.
This broad range can improve market reach, but it also means buyers need to compare layouts carefully.
In compact units especially, efficient planning matters more than headline floor area.
Dual-Key Layouts Add Flexibility
Selected units will feature dual-key configurations.
This gives owners the possibility of separating part of the residence for different uses.
For multigenerational households, that can provide greater privacy.
For investors, dual-key layouts may support different rental arrangements, subject to project rules and market demand.
But dual-key should not automatically be interpreted as higher yield.
The usefulness depends on the size, bathroom access, privacy and rental appeal of each component.
Reconfigurable Walls Add Adaptability
CHGP also said selected units will include walls designed to allow reconfiguration.
That is a relatively distinctive feature.
It reflects the project’s positioning around adaptable living rather than fixed layouts.
For owner-occupiers, this could make the home easier to adjust as family needs change.
A study room might become a bedroom.
A larger living area could potentially be created by altering internal divisions.
The practical value will depend on which walls can actually be changed and what restrictions apply after handover.
Smart Home System Included
Every unit is expected to come with a smart home system and Signature kitchen fixtures.
These features support the project’s contemporary positioning.
Smart home systems have become increasingly common in new launches, but the usefulness varies significantly between projects.
Buyers should assess what functions are actually included rather than relying on the label alone.
Security, lighting, air-conditioning control and access integration can be useful if implemented reliably.
39 Facilities Support Resort Positioning
Ophira is planned with 39 facilities.
These include a 50m lap pool, family pool, children’s pool, water play area, adventure playground, multipurpose sports court and pickleball court.
Other facilities include a gymnasium, music room, function hall, aqua gym, family games room and a rooftop sky garden with a social lounge.
This facility mix supports the “resort residence” positioning.
However, buyers should also consider future maintenance costs.
A broad facilities package can improve lifestyle appeal, but long-term upkeep needs to be shared among owners.
Nature Is One Of CHGP’s Core Design Themes
CHGP described Ophira as representing the “nature” pillar within its three core design pillars.
The project is intended to combine resort-inspired architecture with adaptable living spaces.
This is more than a marketing theme if the landscaping, open spaces and facilities are executed cohesively.
Nature-led design can make a dense urban residence feel more relaxed.
But the success of that concept depends heavily on actual landscaping quality and long-term maintenance after handover.
Car Park Design Tries To Solve A Common High-Rise Problem
One of the more practical design features is the car park ramp system.
CHGP said ramps are designed to bypass two to three floors at a time, helping residents reach their designated parking levels more quickly.
This is a small detail, but it addresses a common pain point in high-rise living.
Large multi-storey car parks can add several minutes to every journey if drivers need to circle through each floor.
A more efficient ramp system can improve everyday usability.
Ophira Sits In A Competitive Residential Corridor
The wider Segambut–Dutamas–Mont Kiara area already contains significant condominium and serviced apartment supply.
That gives Ophira access to an established rental and owner-occupier market, but it also means competition is high.
Buyers will have many alternatives across Mont Kiara, Dutamas and Segambut.
Ophira therefore needs to compete on price, layout flexibility, freehold tenure, facilities and overall execution.
Its starting price of RM438,000 creates a relatively accessible entry point compared with many premium Mont Kiara developments.
Freehold Tenure Helps The Long-Term Proposition
Ophira’s freehold status is another selling point.
For buyers planning to hold long term, freehold ownership can be attractive.
But tenure should not be assessed in isolation.
A well-priced leasehold property in a stronger location can still outperform a freehold project bought at an aggressive price.
For Ophira, the key question is how its entry price compares with both new launches and completed resale alternatives nearby.
2031 Completion Means Buyers Need A Long Horizon
The project is targeted for completion only in 4Q2031.
That gives buyers a relatively long development horizon.
For owner-occupiers, this means planning around future rather than current housing needs.
For investors, it means the rental market at completion may look different from today.
Supply conditions, interest rates and competing projects can all change over five years.
The longer timeline therefore increases the importance of developer execution and future market positioning.
CHGP Is Allocating Capital To Ophira
Ophira is also strategically important within CHGP’s wider pipeline.
The group recently announced plans to dispose of its commercial vehicles and bodyworks businesses, with RM20 million of the proceeds earmarked for Ophira.
That underlines the project’s importance within CHGP’s current property development strategy.
For buyers, additional working capital support is relevant because it strengthens the developer’s ability to fund ongoing project costs.
It does not remove project risk, but it provides useful corporate context.
Who Is Ophira Likely To Suit?
Ophira appears positioned for buyers who want a relatively accessible entry into the Dutamas–Mont Kiara catchment without paying the premium associated with some established Mont Kiara addresses.
Smaller units may appeal to investors and younger buyers.
Larger layouts and dual-key options may suit families or multigenerational households.
The project could also appeal to buyers who value flexibility and facilities over larger absolute floor areas.
Conclusion: Ophira Competes On Flexibility And Entry Price
Ophira Resort Residences adds another substantial project to CHGP’s Kuala Lumpur development pipeline.
The RM814 million freehold project combines units from 525 to 1,020 sq ft, prices from RM438,000, dual-key options, adaptable layouts and 39 facilities.
Its location near Dutamas, Mont Kiara and Sri Hartamas gives it access to an established urban catchment.
But it also places the development in a highly competitive market.
For buyers, the real value proposition will depend on final pricing by unit type, maintenance costs, actual construction execution and how well Ophira’s resort and flexible-living concept is delivered by 2031.
