Hero Market To Anchor VTown In PJS5

Masteron Sdn Bhd has signed a memorandum of understanding with Hero Market for the supermarket chain to become an anchor tenant at VTown, its 20.97-acre mixed-use development in PJS5.

Under the MoU, Hero Market is expected to open an approximately 20,000 sq ft outlet at VTown in 2028.

Masteron said the store will be Hero Market’s first purpose-built standalone outlet and will include the chain’s largest dedicated fresh-market section.

Levure Bakery and Manchu Butcher Shop are also expected to operate within the premises.

The agreement adds a major daily-needs component to VTown at a time when the development is moving into its next residential and lifestyle phase.

VTown Is Becoming A More Complete Mixed-Use Development

VTown combines residential, retail and lifestyle components within one masterplan.

Its first residential phase, Verando, was fully sold and handed over to residents in 2025.

The second residential phase, Veridian Residence, is now being launched.

That sequencing matters because retail anchors work best when there is an established or rapidly growing resident base nearby.

Hero Market’s targeted 2028 opening therefore fits the broader development cycle.

By then, VTown is expected to have a larger internal population and a wider range of operating lifestyle businesses.

Veridian Residence Will Add Another 1,167 Families

Veridian Residence carries an estimated gross development value of approximately RM750 million.

Upon completion, Masteron expects the project to bring another 1,167 families into the PJ South area.

Tower A comprises 551 units across seven layouts ranging from 947 sq ft to 1,302 sq ft.

The configurations range from three-plus-one to four-plus-one rooms.

This unit mix suggests a stronger family and owner-occupier orientation than smaller investment-led apartment formats.

That is relevant to Hero Market.

A larger family population creates more regular demand for groceries, fresh produce, household products and everyday services.

Hero Market Adds A Daily-Needs Anchor

The most important role of the supermarket is not destination retail.

It is repeat traffic.

Residents may use a supermarket several times a week, creating more consistent activity than a purely leisure-oriented retail component.

That can support other businesses within VTown.

Food and beverage operators, wellness services and neighbourhood retail often benefit from being located near a strong grocery anchor.

For a mixed-use project, this type of daily activity can help create a more stable commercial ecosystem than relying only on occasional weekend traffic.

First Purpose-Built Standalone Hero Market

Masteron said the VTown outlet will be Hero Market’s first purpose-built standalone store.

That gives the project a distinct retail format.

A standalone supermarket can offer easier vehicle access, clearer branding and more efficient loading and service operations than a store embedded deep within a conventional mall.

It may also be better suited to neighbourhood grocery trips.

The dedicated fresh-market section is another important feature.

Hero Market intends this to be its largest fresh-market section, which could strengthen the store’s appeal to families seeking regular fresh produce, meat and everyday food items.

Lifestyle Tenants Are Already Operating

VTown is not waiting until 2028 to begin building its commercial and lifestyle activity.

Its lifestyle precinct already includes 18 lifestyle shops.

SK Badminton Academy, SK Arena, Arise Pilates Studio and Plan B & Physio Centre opened at the end of August.

These uses give the project a stronger health, recreation and community angle.

They also create daytime and evening activity beyond residential occupancy.

The combination of sports, wellness, dining and grocery retail can help VTown build a more diversified visitor base.

Verando Provides An Existing Resident Base

Verando being fully sold and handed over in 2025 is another important part of the story.

Unlike mixed-use projects where all components are launched before anyone moves in, VTown already has an occupied first residential phase.

That provides Hero Market with a more established starting catchment.

As Veridian adds more families, the internal customer base should continue to expand.

This gradual build-up can be healthier for township-style retail because commercial demand grows alongside actual occupation rather than only projected future population.

PJS5 And PJ South Offer An Established Urban Catchment

VTown’s location in PJS5 gives it access to the wider PJ South catchment.

This is an important advantage compared with commercial components in newer peripheral townships.

The project does not rely only on its own residents.

It can also draw from surrounding established neighbourhoods.

That gives Hero Market a broader potential customer base and improves the resilience of the retail component.

For property buyers, this means the value of the commercial offering should be assessed within both the VTown masterplan and the wider PJS5 market.

Masteron’s Longer-Term Commitment To The Area

Masteron said the Hero Market partnership continues its investment in the area.

The developer previously revived the abandoned Villaria Condominium and associated shoplots around a decade ago.

That history gives VTown additional context.

The project is not simply a new standalone launch but part of a longer redevelopment and placemaking effort in PJS5.

For buyers, developer track record in the immediate area can be relevant because it shows familiarity with local demand and existing community conditions.

Hero Market Already Has Regional Scale

Hero Market was established in 2005 and now operates 36 outlets across the Klang Valley, Johor and Penang.

That operating footprint gives the chain experience across different residential and urban catchments.

For VTown, securing an established supermarket operator reduces the uncertainty associated with relying on an unknown retail anchor.

Still, long-term performance will depend on actual store traffic and customer spending once the outlet opens.

A recognised brand helps, but it does not guarantee commercial success on its own.

A Supermarket Does Not Automatically Raise Property Values

For property owners, the Hero Market announcement is positive mainly because it improves convenience and strengthens the mixed-use proposition.

It should not be interpreted as an automatic price catalyst.

Residential values will still depend on product quality, surrounding supply, accessibility, maintenance standards and broader PJ South demand.

The supermarket can make VTown easier to live in.

That can support owner-occupier appeal.

But the real test is whether the overall development remains active, well-managed and well integrated after all components are completed.

MoU Is Not The Same As A Final Operating Store

Another point worth noting is that the current agreement is a memorandum of understanding.

The store is expected to open in 2028, but the commercial terms have not been disclosed.

That means the final tenancy structure, opening timetable and operating details may still evolve.

For buyers, it is reasonable to treat Hero Market as a committed planned anchor based on the MoU, but not yet as an operating amenity.

The distinction matters when evaluating current versus future project features.

Conclusion: Hero Market Strengthens VTown’s Everyday-Living Proposition

Hero Market’s planned 20,000 sq ft standalone store gives VTown a strong future retail anchor as Masteron expands the mixed-use development in PJS5.

The timing is logical.

Verando is already occupied, Veridian is being launched, lifestyle tenants are operating and the supermarket is targeted for 2028.

The larger significance is not simply that VTown is adding another retailer.

It is that the project is gradually building a more complete daily-living ecosystem around its residential population.

For buyers, that strengthens the owner-occupier proposition.

The next things to watch are the supermarket’s final opening schedule, how quickly Veridian adds new residents and how well the retail and lifestyle components integrate into the wider PJ South catchment.
