Sunway Property Rebrands Singapore Arm as Sunway MCL, Expanding Regional Presence

SINGAPORE / KUALA LUMPUR — In a landmark regional expansion, Sunway Property, the property division of Malaysia’s Sunway Group, has officially rebranded its Singapore operations as Sunway MCL following the completion of its S$738.7 million (RM2.42 billion) acquisition of MCL Land.

The new entity represents a powerful merger of two legacies: Sunway Group’s 50-year track record of community-driven developments across Malaysia, and MCL Land’s 60-year history as one of Singapore’s most trusted names in residential real estate.

1. A Cross-Border Powerhouse for Sustainable Communities

In a press statement released last Friday, Sunway Property confirmed that the rebranded Sunway MCL now manages nine ongoing residential developments in Singapore, comprising 4,937 units with a total attributable gross development value (GDV) of S$4.5 billion (RM14.9 billion).

Projects under the new brand include ELTA, Nava Grove, Tembusu Grand, and The Continuum — each recognised for design innovation, community integration, and environmental sustainability.

“The establishment of Sunway MCL marks an important milestone in Sunway’s growth journey,” said Datin Paduka Sarena Cheah, Executive Deputy Chair of Sunway Group.
“Singapore has always been a key market for us, and this step reinforces our long-term commitment to building sustainable communities that create lasting value.”

She added that the move aligns with Sunway’s broader vision of becoming a leading master community developer in Asia, deepening its regional presence through high-impact, sustainable developments.

2. Building on Two Legacies: MCL Land + Sunway Property

The rebranding brings together the best of both worlds — MCL Land’s reputation for quality craftsmanship and Sunway’s expertise in integrated township and mixed-use developments.

MCL Land, originally part of the Hongkong Land Group, has been a key player in Singapore’s high-end residential sector for decades, delivering landmarks such as Parc Esta, Leedon Green, and LakeVille.

Now under the Sunway MCL brand, the company continues that tradition, while benefiting from Sunway’s diversified ecosystem spanning property, construction, healthcare, education, retail, and green technology.

“Sunway MCL carries forward a six-decade legacy of premium residential communities built on craftsmanship, care and connection,” said Lee Tong Voon, Chief Executive Officer of Sunway MCL.
“Our focus is on creating homes that embody timeless elegance and enduring warmth — spaces that feel both personal and lasting in value.”

Oversight for Sunway MCL’s operations will be provided by Chung Soo Kiong, Managing Director of Sunway Property, ensuring synergy between the group’s Malaysian and Singaporean arms.

3. ELTA and Beyond: A New Era of Design Excellence

Among Sunway MCL’s portfolio, ELTA in Clementi stands out as a flagship example of the group’s design philosophy.

The award-winning twin-tower development, rising 39 storeys, offers panoramic city and waterfront views of Pandan Reservoir. It blends sleek urban architecture with nature-inspired elements, underscoring Sunway MCL’s focus on sustainability and livability.

Other projects under the Sunway MCL banner include:

  • Tembusu Grand (Katong): A high-end condominium with extensive green landscaping.

  • Nava Grove: A family-centric project with smart-living features.

  • The Continuum: A freehold development that marries heritage with modernity.

Each project reflects Sunway’s signature approach — balancing luxury, functionality, and environmental responsibility.

4. Expanding the Malaysia–Singapore Property Bridge

The Sunway–MCL integration not only expands Sunway Property’s Singapore footprint but also strengthens cross-border synergies between Malaysia and Singapore.

The acquisition includes Malaysian assets formerly under MCL Land, such as:

  • Development lands in Wangsa Maju, Kuala Lumpur

  • Forest Heights township in Seremban

  • Wangsa Walk Mall, a 330,000 sq ft retail property

These additions reinforce Sunway Property’s position as a comprehensive master developer, extending its influence across retail, residential, and commercial sectors.

In Malaysia, Sunway continues to grow its flagship projects, including:

  • Sunway City Iskandar Puteri, a 2,000-acre township in Johor at the Second Link; and

  • The upcoming Bukit Chagar RTS transit-oriented development, strategically located at the Johor–Singapore First Link.

Together, these projects bridge two of ASEAN’s most active property markets, supported by growing cross-border demand, improving infrastructure, and the Johor–Singapore Special Economic Zone (JS-SEZ) momentum.

5. Strengthening ASEAN Market Leadership

Sunway Property’s rebranding of its Singapore operations reflects a broader regional ambition — to position the group as a top-tier ASEAN property brand known for innovation, sustainability, and lifestyle value creation.

The Sunway MCL identity enables the group to:

  • Leverage dual-country expertise for design, engineering, and marketing.

  • Expand investor and customer reach across Malaysia, Singapore, and beyond.

  • Accelerate ESG-aligned development, consistent with global sustainability goals.

This strategic move is in line with Sunway Group’s long-term roadmap of integrating urban living, education, and green innovation across its developments — from Sunway City Kuala Lumpur to Sunway Velocity, Sunway Penang, and now Sunway MCL Singapore.

“We are deepening our presence in one of Asia’s most dynamic property markets and strengthening the group’s foundation for the future,” said Sarena.

6. A Regional Brand for the Next Generation

The launch of Sunway MCL reaffirms that Malaysia’s homegrown property giants are now competing on the regional stage — not just as developers, but as placemakers shaping the future of ASEAN cities.

With nearly 5,000 units in the pipeline and S$4.5 billion in projects under its belt, Sunway MCL is poised to be a central player in Singapore’s residential evolution while reinforcing Sunway Group’s long-term growth story.

From Clementi’s skyline to Kuala Lumpur’s integrated townships, the Sunway name now represents not only sustainable development but also the spirit of regional collaboration.
