Armani Group Partners MBSB Bank to Offer Up to 100% Home Financing

Armani Group has entered into a strategic partnership with MBSB Bank Bhd to offer eligible purchasers up to 100% home financing for selected Armani Group property developments in Malaysia.

Announced on 2 November 2026, the collaboration introduces MBSB Bank’s Home Financing-i and Home Advance 100 programme to qualifying buyers, particularly those purchasing their first or second residential property.

Under Home Advance 100, eligible properties must be valued between RM500,000 and RM1.5 million. The programme may also finance certain incidental costs associated with the financing facility, subject to the bank’s conditions.

The agreement comes as Armani Group continues developing its RM3 billion Armani Hallson KLCC project and prepares to introduce Armani Hallson Bukit Bintang.

Although the financing programme may reduce the initial cash required from qualifying purchasers, approval remains subject to individual eligibility, property classification and the participating bank’s assessment.

MBSB Home Advance 100 Targets First- and Second-Home Buyers

The central feature of the partnership is access to MBSB Bank’s Home Advance 100 financing programme.

Unlike conventional home financing arrangements where purchasers may need to provide a substantial down payment, the programme allows approved buyers to obtain financing of up to 100% of the eligible property’s value.

The financing applies to the purchase of a first or second residential property priced between RM500,000 and RM1.5 million.

MBSB Bank also allows financing for qualifying incidental costs, capped at 5% of the lower of the sale and purchase agreement price or the property’s open market value.

These provisions may help purchasers manage upfront expenditure when acquiring a property.

However, the maximum financing margin is not an automatic entitlement. Applicants must still satisfy the bank’s underwriting requirements, and the actual approved amount may be lower.

The announcement did not disclose specific financing rates, tenure limits or detailed income requirements for Armani Group purchasers.

Buyers should therefore obtain an individual financing assessment before making commitments based on the advertised maximum margin.

Armani Group Seeks to Improve Financing Accessibility

The partnership was formalised in Kuala Lumpur, with Armani Hallson BB Sdn Bhd group managing director Datuk Seri Azlan Azmi representing the developer’s management.

Armani Group chairman Datuk Seri Bryan Wong Sze Chien also attended the signing ceremony, alongside MBSB Bank representatives including consumer banking group chief Usman Ghouse and group chief operating officer Jesleigh Johari.

According to Armani Group, the collaboration is intended to make financing guidance and application processes more accessible to prospective purchasers.

The developer recognises that securing suitable financing is an important consideration alongside selecting a property, particularly when buyers must balance purchase commitments with existing financial obligations.

For MBSB Bank, the partnership expands the distribution of its home financing products through selected developments.

The arrangement also illustrates how developers and financial institutions can cooperate to address purchasers’ initial financing requirements without necessarily reducing advertised property prices.

Armani Hallson KLCC Remains a Major Development Focus

The announcement also highlighted Armani Group’s ongoing property development activities, particularly Armani Hallson KLCC.

Located in Kuala Lumpur’s Golden Triangle, approximately 300 metres from the Petronas Twin Towers, the development carries an estimated gross development value of RM3 billion.

The project was launched in 2025 and has been positioned around its central location, freehold tenure and proximity to Kuala Lumpur’s established commercial and tourism districts.

Armani Hallson KLCC incorporates SOHO and SOVO units, making individual property classification an important consideration when evaluating financing options.

Crucially, the latest announcement does not confirm that every Armani Hallson KLCC unit qualifies for Home Advance 100.

Eligibility should not be assumed merely because the project belongs to Armani Group or because an individual unit falls within the programme’s stated price range.

Purchasers should verify whether their selected unit is included among the participating developments and whether its approved use and title classification satisfy MBSB Bank’s requirements.

Armani Hallson Bukit Bintang Adds to the Developer’s Pipeline

Alongside its KLCC development, Armani Group is preparing to introduce Armani Hallson Bukit Bintang.

The upcoming project is located in the central Bukit Bintang district, near Jalan Alor, one of Kuala Lumpur’s established dining and visitor destinations.

Its location places the development within a mature commercial environment containing hotels, retail destinations, entertainment facilities and public transport connections.

The developer has indicated that further project information will be released through its official communication channels.

However, the financing partnership announcement did not identify which units or future launches would qualify for MBSB’s programmes.

It would therefore be premature to describe Armani Hallson Bukit Bintang as an approved Home Advance 100 development without separate confirmation.

Does 100% Home Financing Mean a Property Is More Affordable?

For purchasers, a higher financing margin primarily addresses the amount of cash needed at the beginning of a transaction.

It does not automatically reduce the property’s purchase price or the total financing commitment.

For example, a RM1 million property financed at 90% would typically involve RM900,000 in financing and RM100,000 in purchaser equity before other transaction expenses.

At 100% financing, an approved borrower could potentially finance the entire RM1 million purchase amount, subject to valuation and eligibility.

However, the borrower would also carry a larger outstanding financing balance.

Monthly repayments, total financing costs and financial exposure may consequently be higher than under a lower-margin arrangement, assuming comparable financing terms.

This distinction is particularly relevant to buyers who have sufficient monthly income but prefer to preserve liquidity for other commitments.

Prospective purchasers should examine their debt service ratio, available emergency savings, expected financing tenure and ability to manage repayment obligations if personal circumstances change.

A maximum financing margin should be considered alongside overall affordability rather than treated as a reason to purchase a more expensive property.

What the Partnership Means for Kuala Lumpur Property Buyers

For Armani Group, the arrangement adds a financing channel that may support qualifying purchasers of selected current and future developments.

For buyers, the principal benefit is the possibility of obtaining a higher financing margin through MBSB Bank, reducing the need for a conventional down payment where eligibility requirements are satisfied.

Nevertheless, the scheme’s RM1.5 million property value ceiling and first- or second-home requirement limit its potential application.

The distinction is especially important for premium Kuala Lumpur projects where individual properties may exceed the programme’s price range or have non-standard property classifications.

Foreign purchasers should also avoid assuming eligibility, as the announcement does not establish that international buyers qualify for the same financing terms.

The Armani Groupโ€“MBSB Bank partnership provides an additional financing option, not a blanket guarantee of full financing across Armani’s property portfolio.

The practical value for purchasers will depend on confirmed participating projects, individual loan approval and whether the financing structure supports a sustainable long-term ownership commitment.
