Chin Hin Group Property Bhd has previewed The NeX Kota Damansara, a nine-storey industrial-centric development with an estimated gross development value of RM449 million.

Located on a four-acre site along Jalan Teknologi in Kota Damansara, Petaling Jaya, the project marks Chin Hin Group Property’s first entry into industrial development. Prices start from RM1.77 million, while unit sizes range from 2,153 sq ft to 5,285 sq ft.

The NeX Kota Damansara will comprise 242 units designed for businesses requiring a combination of industrial, warehouse, studio and operational space. The development is aimed at makers, entrepreneurs, creative businesses and modern enterprises that may not fit comfortably within either a conventional office tower or a traditional standalone factory.

The project’s main proposition is not simply its industrial classification, but the attempt to combine logistics capability with a more contemporary working environment.

A vertical industrial concept with vehicle access

The NeX is planned as a vertical industrial development, with units distributed across nine levels.

One of its most important operational features is the internal driveway connecting the ground floor to Level 8. The internal route is designed to accommodate vehicles weighing up to approximately five tonnes, while the external driveway at ground level can support vehicles of up to approximately 10 tonnes.

This arrangement is intended to allow businesses to move goods, equipment and materials closer to their units rather than relying entirely on central loading areas and goods lifts.

For buyers assessing a strata industrial project, this is a more important consideration than lifestyle facilities or architectural branding. Vehicle turning space, ramp gradients, loading access, lift capacity and the practical movement of goods can determine whether an industrial unit is genuinely suitable for daily operations.

The NeX also offers ceiling heights of approximately 6.8 metres, providing additional flexibility for storage systems, racking and machinery. Selected units will include roller shutter entrances measuring approximately 4.5 metres, helping to accommodate the loading and unloading of larger goods and equipment.

These specifications could appeal to businesses involved in distribution, e-commerce fulfilment, light production, design, content creation, storage or other activities that require more operational flexibility than a normal commercial suite.

Flexible units for modern businesses

Chin Hin Group Property is positioning The NeX as a mixed-use industrial ecosystem rather than a conventional factory building.

The units are designed to support a range of uses, including warehousing, studio work, creative production and business operations. Their eventual suitability will still depend on permitted usage, licensing requirements, floor loading, power supply, ventilation and the operational needs of individual occupants.

The starting price of RM1.77 million places The NeX in a category where buyers are likely to compare it with other strata industrial units, shop offices, warehouses and small factory properties across Petaling Jaya and the wider Klang Valley.

Entry price alone will not determine whether the project is competitive. Buyers will need to examine the price per sq ft, maintenance charges, sinking fund, parcel configuration, loading arrangements, parking allocation and whether the strata management structure can support businesses with very different operating requirements.

A creative studio, online retailer and light industrial operator may all value flexible space, but they may create different demands in relation to noise, delivery traffic, working hours, waste management and visitor access.

Business facilities beyond conventional industrial space

The NeX will also include two pickleball courts, meeting rooms, a gymnasium and a garden terrace.

A multipurpose hall with an estimated capacity of up to 1,000 people is planned for corporate functions, product launches and large events. More than 600 visitor parking bays will support the hall and the wider development.

These facilities reflect Chin Hin Group Property’s attempt to attract a newer generation of businesses that may place greater value on collaboration, staff welfare, client events and a more presentable business environment.

Group CEO Chang Tze Yoong described The NeX as a new blueprint for modern enterprise, based on the idea that future industrial developments will increasingly combine work, business and lifestyle functions.

The concept is credible in principle. Many smaller businesses no longer operate through a clear separation between factory, warehouse, office and showroom. A single company may require storage, fulfilment, content production, customer meetings and administrative space under one roof.

However, lifestyle amenities should remain secondary to industrial fundamentals. The long-term performance of The NeX will depend more heavily on whether its circulation system works efficiently, whether building management understands industrial occupiers and whether businesses can operate without excessive restrictions or conflicts.

Kota Damansara offers an established business environment

The project is located along Jalan Teknologi in Kota Damansara, an established commercial and industrial area within Petaling Jaya.

Its road connectivity includes access to the Damansara-Shah Alam Elevated Expressway, New Klang Valley Expressway and Lebuhraya Damansara-Puchong. These connections provide routes towards Shah Alam, Subang Jaya, Petaling Jaya and other parts of the Klang Valley.

For industrial occupiers, highway connectivity matters because staff, suppliers, customers and delivery vehicles may be travelling from different parts of the metropolitan area. The usefulness of the location will nevertheless depend on actual travel times, congestion during peak hours and the ease of entering and leaving the development with commercial vehicles.

Kota Damansara also differs from more isolated industrial areas because it already has a substantial surrounding population, retail activity, cafés, restaurants and other amenities.

This can make the location more attractive to businesses that regularly receive clients or employ creative, professional and younger workers. It may also support hybrid business formats combining production, showroom, studio and office functions.

The trade-off is that an urban industrial development must manage traffic, parking, delivery activity and neighbouring uses carefully. Buyers should assess whether the surrounding road network and internal circulation can handle the intensity created by 242 separate units.

Chin Hin’s first move into industrial development

The NeX represents an expansion of Chin Hin Group Property’s development portfolio into the industrial segment.

Industrial property has attracted growing interest in Malaysia, but demand is not uniform across all projects. Large logistics facilities, data centres, detached factories and strata industrial units serve very different occupier markets.

The NeX is best understood as an urban strata industrial development targeting smaller and medium-sized businesses rather than a large-scale logistics or heavy manufacturing facility.

Its success will depend on whether CHGP can attract genuine owner-occupiers and sustainable tenants instead of relying predominantly on speculative purchasers. A healthy mix of operating businesses would help establish activity within the building and support its longer-term reputation.

Prospective investors should also consider future competing supply. Strata industrial projects can perform well when layouts, access and management suit real business needs, but weaker projects may face leasing competition if too many similar units are launched in the same market.

What buyers should examine

The NeX Kota Damansara offers several clear selling points, including an established Petaling Jaya location, vehicle access to upper floors, high ceilings, flexible layouts and a comparatively modern range of communal facilities.

Nevertheless, buyers should conduct detailed due diligence before treating the project as either an investment or an operating base.

Important considerations include the permitted industrial activities, floor loading, electrical capacity, exhaust provisions, goods-handling arrangements, maintenance fees, strata rules, parking allocation and restrictions on renovation or machinery.

Investors should also assess the likely tenant profile and realistic rental demand. An attractive business concept does not automatically guarantee high occupancy or strong rental yields.

The NeX is a notable first industrial project for Chin Hin Group Property because it attempts to respond to the changing needs of urban enterprises. Its strongest proposition is the combination of operational access and adaptable space within an established Kota Damansara business district.

The eventual test will be whether the building can function as effectively as an industrial property as it is presented as a modern business and lifestyle environment.
