Scientex Nears 50,000 Affordable Homes Goal by 2027
Scientex Bhd is making significant strides towards its ambitious goal of delivering 50,000 affordable homes by 2027. With 36,000 units completed, the company is on track to deliver 8,000 more homes in 2025, reinforcing its position as a leading affordable housing developer in Malaysia.
“We’ve delivered close to 36,000 affordable housing units and are well on our way to reaching our target of 50,000 units by 2027,” said Scientex Executive Director Beh Chun Chong.
Scientex’s Commitment to Affordable Housing
Scientex entered the property development sector in Johor in 1995, driven by the rising demand for affordable homes. Today, the company owns over 10,000 acres of land across Peninsular Malaysia, strategically positioned to provide accessible homes for the lower- and middle-income segments.

How Scientex Balances Affordability and Profitability
While many developers struggle to keep costs low while maintaining profitability, Scientex has mastered the art of high-volume efficiency. The company’s property division revenue grew 6% to RM483 million in Q1 FY2025, contributing to a net profit of RM128.6 million.
“Discipline is paramount. We standardise our home designs, which allows us to scale efficiently and reduce design time. This streamlined approach leads to faster turnaround times and lower costs,” Beh explained.
Expansion Plans: West Coast Focus and International Markets
Scientex has been expanding rapidly across the west coast of Peninsular Malaysia, focusing on high-demand locations along the North-South Highway corridor.

“We believe there is substantial growth potential within the west coast market, so we have not yet explored the east coast,” said Beh.
Scientex is also exploring international markets, launching a small-scale 10-acre project in Indonesia and Thailand to test the waters for future expansion.
