Glomac Bhd has officially launched Serai @ SBCR, a highly anticipated residential precinct within the 1,200-acre Bandar Saujana Utama master plan in Sungai Buloh, Selangor. With a gross development value (GDV) of RM353 million, this 64-acre leasehold development is set to enhance the township’s appeal by offering thoughtfully designed homes and amenities.
Serai @ SBCR will be developed in four phases, providing a total of 374 double-storey terraced houses, commercial plots, and affordable housing units.
The first phase, Serai One, features 112 double-storey terraced homes. These units are available in land sizes of 20ft by 70ft and 22ft by 70ft, with built-ups ranging from 1,400 to 1,829 sq ft. Prices start at RM620,000, and the phase boasts a GDV of RM78.6 million. Since its preview began four months ago, 90% of the units have been taken up, reflecting strong demand for quality landed homes in the area. Glomac’s Chief Operating Officer for Operations, Zulkifly Garib, expressed optimism about the sales trajectory, estimating that the phase will sell out within the next few months.
Future phases are already in the pipeline. The second phase, comprising 96 units, is expected to launch in April 2025. It will include homes primarily sized at 22ft by 70ft, catering to growing families and young professionals.
Serai @ SBCR places a strong emphasis on community and lifestyle. The development includes a 6.6-acre lake park, complete with a jogging track, bicycle track, multipurpose court, and gazebo viewing deck. The launch of Serai @ SBCR brings Glomac closer to completing its Bandar Saujana Utama master plan, which was first initiated in 1997. With only 120 acres of land remaining before Serai’s launch, the township now has just 60 acres left for future development. This remaining land, which has an estimated GDV of RM300 million, will be carefully replanned to align with current market needs.
