Pavilion Kuala Lumpur Opens 69,000 Sq Ft Retail Precinct With 26 Brands

Pavilion Kuala Lumpur has unveiled a new 69,000 sq ft retail precinct on Level 3, introducing 26 fashion, beauty and dining brands to one of Kuala Lumpur’s most established shopping destinations.

Officially introduced on 4 November 2026, the new precinct, named Journey to Finer Joys, is opening in phases, with 11 brands forming its initial line-up. Nine additional brands are scheduled to open by December 2026, followed by the remaining six in 2027.

The first phase includes Weekend Max Mara, Burberry Beauty, SK-II, Diptyque, NARS, MยทAยทC, Edition, Sam Edelman, TROVE, ADOUGH and Takeno Omakase.

The expansion also introduces several Malaysian retail firsts and exclusive boutiques, reinforcing Pavilion Kuala Lumpur’s positioning as a destination for international fashion, beauty and lifestyle brands.

For the Bukit Bintang retail market, the opening represents a notable enhancement to an established shopping centre rather than the launch of an entirely new mall.

Journey to Finer Joys Introduces 26 Retail Brands

The new Level 3 precinct brings together an assortment of international labels, specialist beauty retailers and dining concepts.

Among its distinguishing features is the number of brands establishing an exclusive presence at Pavilion Kuala Lumpur.

Eleven of the 26 incoming brands will have a presence exclusive to Pavilion Kuala Lumpur within Malaysia, including Weekend Max Mara, Burberry Beauty, G/FORE, Lauren Ralph Lauren and Alice + Olivia.

These exclusive offerings are significant in a city where major shopping destinations increasingly compete for similar international retailers and premium consumers.

By introducing brands and store concepts that are less widely available elsewhere in Malaysia, Pavilion Kuala Lumpur is creating additional reasons for shoppers to visit its Bukit Bintang location.

The phased rollout also means the precinct will continue evolving beyond its November debut.

Visitors should distinguish between the 11 first-phase brands and retailers scheduled to open in the coming months, as not all 26 outlets are currently operating.

Burberry Beauty and SK-II Highlight the New Beauty Offering

Beauty and fragrance occupy a prominent position within the new precinct.

Burberry Beauty has introduced its first standalone boutique in Malaysia, offering fragrances, makeup and personalised product experiences.

Diptyque has opened a 73 sq m boutique combining the French fragrance house’s design identity with interior details inspired by Malaysian craftsmanship.

MยทAยทC has also introduced a new concept flagship store, which began operating on 1 November, focusing on professional makeup artistry and interactive product discovery.

NARS is bringing its first NARS+ store to Malaysia, incorporating digital elements, product displays and dedicated makeup application facilities.

Meanwhile, SK-II has introduced its second standalone Malaysian store, featuring the country’s first LXP Facial Massage Room.

These openings illustrate the growing importance of experiential beauty retail, where physical stores offer services, product demonstrations and personal consultations alongside conventional sales.

For shoppers, the new concepts provide experiences that may be difficult to replicate through online purchasing alone.

Fashion and Dining Add Variety to Pavilion KL’s Level 3

Fashion retailers are another important component of the expansion.

Weekend Max Mara maintains an exclusive standalone boutique presence at Pavilion Kuala Lumpur, presenting the brand’s contemporary approach to premium casual fashion.

Edition has opened its first standalone Malaysian store, occupying more than 1,894 sq ft and featuring a minimalist, Bauhaus-inspired interior.

American footwear and accessories brand Sam Edelman also joins the new precinct with a boutique offering its signature contemporary designs.

The opening line-up extends beyond fashion and beauty.

ADOUGH introduces artisan sourdough, pastries, handmade pasta and speciality coffee, while Takeno Omakase brings a Japanese dining experience focused on seasonal ingredients and chef-curated menus.

TROVE adds a selection of niche fragrances, skincare and home scents.

Combining fashion, beauty and dining helps create a broader visitor experience within the same retail precinct, encouraging shoppers to spend time exploring multiple categories.

Pavilion Kuala Lumpur Strengthens Its Bukit Bintang Retail Position

Pavilion Kuala Lumpur is already one of the city’s largest and most recognised shopping destinations.

Located along Jalan Bukit Bintang, the mixed-use development includes the main shopping mall, Pavilion Elite, residential towers, office accommodation and Pavilion Hotel Kuala Lumpur.

The shopping centre provides approximately 1.61 million sq ft of net lettable area and accommodates more than 700 stores across eight established themed precincts.

The newly introduced Journey to Finer Joys adds another dimension to this extensive retail offering.

Rather than relying solely on familiar international brands, Pavilion Kuala Lumpur is placing greater emphasis on exclusive retail concepts, specialist experiences and differentiated store environments.

This approach is particularly relevant as Bukit Bintang continues attracting domestic shoppers, international tourists and visitors from other parts of the Klang Valley.

The district also benefits from established public transport connections, including Bukit Bintang MRT and monorail stations, alongside its concentration of hotels, restaurants and entertainment destinations.

These surrounding amenities support Pavilion Kuala Lumpur’s role as part of a broader urban shopping district rather than an isolated retail property.

What the Expansion Means for Kuala Lumpur’s Retail Market

The addition of 69,000 sq ft of retail space illustrates how an established shopping centre can continue evolving without launching an entirely new destination.

For retail landlords, tenant selection and space configuration are increasingly important in maintaining relevance.

Beauty boutiques, experiential stores and speciality dining concepts can create reasons for repeat visits that extend beyond conventional shopping.

The arrival of exclusive brands may also strengthen a mall’s differentiation within Kuala Lumpur’s competitive retail environment.

However, new brand openings should not automatically be interpreted as evidence of stronger rental income or rising asset valuations.

The commercial performance of the expanded precinct will depend on sustained customer visits, retailer sales, occupancy costs and tenant retention.

For Pavilion REIT, whose portfolio includes Pavilion Kuala Lumpur, continued asset enhancement is relevant to the long-term competitiveness of its retail holdings.

Nevertheless, the financial contribution of the new precinct cannot be determined from its opening announcement alone.

A New Retail Experience for Bukit Bintang

The opening of Journey to Finer Joys adds another attraction to Pavilion Kuala Lumpur as the shopping centre approaches two decades of operation.

Its combination of exclusive international boutiques, new beauty concepts and specialist dining demonstrates a continued effort to refresh the mall’s retail environment.

With further outlets scheduled through December 2026 and into 2027, the new precinct will develop progressively rather than becoming fully operational at once.

For visitors, the immediate benefit is a wider selection of shopping and dining experiences in central Kuala Lumpur. For the retail property market, the expansion illustrates how established malls are adapting their tenant mix to remain competitive in a changing consumer environment.
